• Check in time is after 3 pm Eastern Standard Time on the day of arrival.
• Check out is before 11 am Eastern Standard Time on the day of departure.  Failure to be out by 11 am will result in an automatic charge to your credit card for an additional night.
• Absolutely NO SMOKING in any property.
• PETS are welcome in most of our properties so please check the specific property to see if you can add a pet fee for your stay.
• No parties or events are allowed. 
• PAYMENT – 100% of Payment is due at the time of reservation. 
• Rental payments may be made by credit card only. 
• CANCELLATIONS – Cancellations made 90 days or longer prior to check in date will be 100% refundable, cancellations made between 90 days and 30 days prior to check in will result in a 50% refund, and cancellations 30 days or less from check in will not be eligible for any refund. A 3% processing fee will be deducted from your refund for all cancellations. Refunds will not be given for early departures. Credit card fees are non-refundable. 
• VIDEO SURVEILLANCE – The Property has exterior only video security cameras placed on the front of the house facing the entrance and parking area. There are no interior cameras. Surveillance footage is not shared unless it is necessary to provide to law enforcement.  Recordings are for liability and security reasons.  Any attempt at tampering with, manipulating, disabling, moving or obscuring the cameras is prohibited and will result in immediate eviction without refund.   
• FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will lead to forfeiture of all fees received by Woodford Properties LLC.  Falsifying the number of guests will result in immediate eviction with no refund. 
• Upon departure all trash will be placed in the trash cans in the bear proof cage next to the driveway. All used linens and towels will be placed in each bathroom adjacent to the bedroom used. Dishwasher needs to be loaded with all dirty dishes and started.
• These properties are privately owned and managed by Woodford Properties LLC; the owners are not responsible for any accidents, injuries or illness to guests or their invitees that occurs while on the premises.  The owners are not responsible for damages or loss of personal belongings or valuables of any guest.  By accepting this reservation, it is agreed upon that all guests are expressly assuming the risk of any harm or loss arising from their use of the premises or others whom they invite to use the premises.
